North Gaia is a 616-unit executive condominium under development at Yishun Close. Sing Holdings' project page identifies 11 residential blocks and pool-facing homes. The original project brochure specifies two 50m pools: a 50m lap pool and a 50m leisure pool. It states an expected vacant-possession date of 30 June 2027.

North Gaia is not presented as a current lesson venue. This guide explains the planned facilities and the checks required after handover.

Quick answer

The brochure plans a 50m lap pool and a separate 50m leisure pool, along with water-play, aqua-walk, aqua-gym and spa features. The lap pool appears to be the clearest future candidate for structured stroke work, but no lesson should be promised before vacant possession, estate opening and management approval.

Planned aquatic facilities

50m lap pool

The site plan labels a 50m lap pool. If delivered as planned, it may support stroke rhythm, pacing and endurance practice for capable swimmers.

The 50m specification is not competition certification. The brochure does not establish lane widths, starting blocks, timing equipment, depth standards or a formally measured course. Future instructors should measure the usable route and inspect walls, entries, visibility and resident crossings.

50m leisure pool

The site plan includes a separate 50m leisure pool. Its recreational name and length do not establish a clear teaching route.

After completion, assess its shape, depth, built-in seating, landscaping, entries, recovery points and interaction with residents. It should not automatically become an overflow lesson area when the lap pool is busy.

Water play, aqua walk and aqua gym

The planned facilities include Heron Water Play & Splash, Aqua Walk and Aqua Gym. These names describe different recreational or exercise experiences, not substitute teaching lanes.

Water-play and exercise areas may contain spray, moving children, resistance or fixed equipment. Their final configuration and permitted use require confirmation.

Spa and jet pool

The site plan also identifies a spa and jet pool. Jets, seating and compact geometry can interfere with instruction. It is not an alternative teaching lane.

What cannot be confirmed before vacant possession

Before residents receive access, SwimmingClasses.sg cannot verify:

  • whether construction and handover follow the brochure exactly;
  • actual pool depths, gradients and finished measurements;
  • final steps, ladders, walls, ledges and recovery points;
  • completed water quality, temperature or operating hours;
  • which areas management permits for paid coaching;
  • visitor registration and resident-escort procedures;
  • instructor identification, insurance or qualification requirements;
  • pool booking, lesson-hour or participant limits;
  • cleaning, maintenance and lightning procedures; or
  • actual crowd patterns after occupation.

The expected vacant-possession date does not guarantee that facilities or coaching permissions become available that day.

Post-handover assessment

After the estate opens, the hosting resident and instructor should confirm current by-laws and inspect the approved pool. Checks should cover:

  • the shallowest and deepest areas and any sudden transitions;
  • a safe teaching section with dependable recovery support;
  • unobstructed sight lines across the chosen route;
  • the separation between lap, leisure, water-play and wellness areas;
  • resident crossings, loungers and shared social activity;
  • deck grip, drainage, heat, shade and glare;
  • emergency routes, lightning warnings and closure procedures;
  • equipment, photography, noise and group-size rules; and
  • written permission where paid-coach policy is unclear.

Launch brochures are planning references. Completed conditions and management directions take priority.

Future kids swimming lessons

If access is later approved, young beginners may work on bubbles, face immersion, assisted floating, kicking and returning to a dependable edge in an assessed section. They should not be placed in the water-play, jet or exercise areas merely because those features appear shallow or inviting.

School-age learners may progress through freestyle, backstroke, breaststroke timing, treading water and safe recovery. Longer repeats can be introduced only when ability, supervision and shared use make them appropriate. A child need not complete 50m simply because that distance is planned.

Parents should disclose relevant needs. A responsible adult should remain available as future rules require.

Future adult and stroke coaching

Adult beginners may start beside a suitable ordinary wall with breathing, balance, floating, standing recovery and short controlled movements. Nervous learners should progress gradually rather than being rushed into a full-length crossing.

Water-confident adults may eventually use the lap pool for alignment, catch, rotation, breathing rhythm, efficiency, pacing and endurance sets. The coach should base distances on the completed usable route.

Learners should disclose injuries, exercise limits and water anxiety. Another venue may be preferable if conditions do not fit.

Ladies and female-instructor requests

Future residents may request a female swimming instructor for comfort, cultural preference, privacy or safeguarding. Matching will depend on instructor availability, Yishun coverage, schedule and estate access when lessons become feasible.

The planned pools are communal. A female coach will not create a women-only setting or guarantee privacy from residents. Modest swimwear remains subject to safety, hygiene and future estate rules.

Private and small-group formats

One-to-one lessons may offer focused feedback and flexible pacing. Small groups may suit siblings, couples or neighbours with similar ability and goals.

Neither format reserves pool space. Future participant limits must comply with management rules and allow continuous supervision. Equipment must remain clear of entrances, decks and emergency routes.

Resident, management and security approval

North Gaia will be private residential property. Nearby parks, roads and public amenities will not provide public access to its pools.

After handover, the resident must confirm whether external paid instructors are allowed, how visitors register and whether escort, identification, insurance, coach credentials, booking or notice is required. Previous access to another estate does not prove permission at North Gaia.

An enquiry before vacant possession can record interest and planning preferences, but it is not a booking, access pass or guarantee that condo lessons will be possible.

Scheduling, weather and shared use

Actual scheduling should begin only after pool opening hours, maintenance arrangements and resident-use patterns are known. No quiet period or dedicated lane can be promised from a launch plan.

Outdoor lessons must stop during lightning warnings and whenever heavy rain, poor visibility, unsafe deck grip, closures or management instructions require it. If the pool becomes crowded, the coach may shorten repetitions, use stationary drills, pause or reschedule.

Fees, cancellations and SwimSafer planning

Future fees will depend on duration, lesson format, participant count, instructor match, travel and access. No North Gaia-specific price is invented. Review the fees and rates guide and request a current quotation when the estate is operational.

Terms should address weather, failed access, maintenance closures, notice periods, credits and make-up lessons. Payment will not override estate rules or reserve a lane.
