Tengah Garden Residences is an uncompleted private residential development at Tengah Garden Avenue in District 24. URA lists it among uncompleted projects with development approval. Current project material attributes the development to Hong Leong Holdings, GuocoLand and CSC Land and states an expected completion milestone in 2031.

The planned second-storey swimming zone has an approximate water surface area of 750 square metres and includes a lap pool, jetty lounge and aqua terrace with sunbeds. This guide is for future planning only: the development and pool are not operational.

Quick answer

The lap pool is the logical future candidate for structured lessons. The total swimming-zone area does not prove a 50m straight lane, a specific depth or exclusive space. Completed geometry, walls, traffic and recovery points must be assessed after handover.

The jetty lounge and aqua terrace are social or relaxation settings and should not be treated as teaching equivalents.

Evidence and limits

URA establishes uncompleted, approved status. Current project and appointed-marketing material establish the developer group, Tengah Garden Avenue location, residential scale, milestone and planned aquatic zone.

The selected sources do not prove actual TOP, pool opening, exact lap-pool dimensions, completed depths, formal lane markings, operating hours, visitor rules or paid-coach permission. Marketing images are not completed safety evidence.

Assessing the planned second-storey pool

The pool deck's elevated position above lower-level arrival or car-park functions requires access and weather checks. Its relationship with the clubhouse, sunbeds and lounge areas may affect traffic.

After handover, inspect:

  • actual lap-pool length, width and depth profile;
  • straight-line space and swimmer crossings;
  • stable walls and reachable recovery points;
  • steps, ladders, ledges and overflow edges;
  • lounge, sunbed and aqua-terrace boundaries;
  • visibility around towers, planting and pavilions;
  • caregiver waiting and changing arrangements; and
  • lightning, maintenance and closure procedures.

An approximate total water area does not guarantee a reservable lane.

Future kids swimming lessons

Young beginners may practise safe entry, breathing, floating, kicking and wall recovery after the completed depth is matched to their height and confidence. Lounge shelves and sunbed areas should not be assumed suitable simply because they appear shallow.

Independent children may progress to freestyle, backstroke, breaststroke and breathing coordination in a clear lap-pool section. Parents remain responsible for direct handover and supervision outside lesson time.

Future adult and ladies lessons

Adult beginners may work on relaxed exhalation, buoyancy, balance and short controlled swims in an assessed area. Learners anxious about depth should disclose this during enquiry.

Intermediate adults may practise alignment, turns, breathing efficiency and repeats if completed geometry permits. A female instructor may be requested, subject to future Tengah coverage, access, schedule and availability. A women-only environment cannot be guaranteed.

Private and small-group formats

Private lessons may suit anxious beginners or focused correction. Small groups may suit household members or neighbours with compatible abilities.

Group size must follow actual depth, sightlines, traffic and estate rules. A large water-surface area does not create a private teaching zone.

Mixed-use, MRT and public-space boundaries

The project sits within a growing town centre environment with future transport and commercial uses nearby. Hong Kah MRT, public paths, shops and civic spaces do not provide access to the residential pool.

After handover, the hosting resident should confirm the approved residential entrance, visitor registration, identification, escort requirements and whether paid external coaching is permitted. A direct MRT route or public plaza is not an instructor entrance.

Residential arrival areas should be distinguished from public, retail and service circulation. The instructor should not rely on a side gate or basement route without management approval.

Tengah waterways and landscape boundaries

Tengah's forest-town identity includes parks, drains, ponds and water-management landscapes. These are not ordinary swimming-lesson venues and do not substitute for an operational residential pool.

Learners should use only the approved pool area. Public greenery and community spaces do not imply private-estate access.

Timing and first-session checks

An expected completion date is not actual TOP, resident handover or pool opening. Do not purchase a Tengah Garden-specific package until lawful access begins, management rules are known and the completed pool is assessed.

The first session should confirm meeting point, pool section, depth, safe recovery wall, deck notices, changing facilities and emergency procedures. Actual completed conditions override planning material.

Weather, fees and SwimSafer

An outdoor elevated pool may close for lightning, heavy rain, glare, wind or maintenance. Written terms should cover notice, credits, make-ups, expiry and access-related cancellations.
