Residents may enquire about The Tier swimming lessons at 28 Pegu Road, Singapore 328373. The URA-derived residential universe records 48 homes at this postcode. Current exact-project records identify a completed freehold apartment in District 12, while the original developer brochure describes a 15-metre lap pool within the development.

Lessons are not automatically available merely because a pool was marketed for the project. Every request remains subject to current pool operation, estate or MCST rules, safe teaching conditions, resident access, and a suitable instructor. The page does not promise public entry, exclusive use, or standing permission for an external coach.

This guide refers only to The Tier at Pegu Road. It does not refer to similarly named properties, nearby Novena developments, or other apartments in Balestier. Exact-project identification matters because facility information from another development must not be carried into this page.

Exact-project identity

The URA-derived universe records THE TIER as a non-landed residential project with 48 dwelling units and postcode 328373. Current 99.co, Cashew and Listings.sg records align on 28 Pegu Road, 48 homes, freehold tenure and 2013 completion. SRX instead labels the building year 2011; this guide does not treat that isolated year label as a verified TOP date.

The original project brochure names The Tier and presents its site plan, facilities, unit layouts, location and developer information. It describes a single residential tower and specifically promotes a 15-metre lap pool. This historical specification is stronger project-specific evidence than a generic facility tag, but it is not a current measurement.

Current portals classify the project as either an apartment or condo-apartment. Those marketing labels do not change the exact identity established by the matching project name, street address, postcode, developer, home count, tenure and completion year.

Pool evidence and limits

The original brochure explicitly describes a 15-metre lap pool. Its site-plan imagery places the pool within the common amenity area rather than inside an individual home. Current 99.co and Cashew exact-project records also list a swimming pool.

A Singapore competition-authority case document separately names The Tier (MCST 3807) in a 2013 request for monthly swimming-pool and Jacuzzi maintenance, including chemical and water-analysis testing. This historical procurement record corroborates a managed pool; it does not prove that a maintenance contract was performed, or show today's operating hours or condition.

The brochure also mentions a private Jacuzzi. SwimmingClasses.sg excludes every Jacuzzi from lesson planning. A Jacuzzi is not presented as a teaching pool, child-play area or alternative when the swimming pool is unavailable.

The 15-metre figure is retained as a brochure specification, not a fresh measurement. No claim is made about current depth, temperature, lane markings, water level, deck clearance or equipment. Residents should inspect present conditions before confirming a lesson.

Who lessons may suit

Subject to an on-site assessment, the pool may support individual or small-group coaching for residents. Suitability depends on the swimmer, the shared environment and the safe working area available on the lesson day.

Children learning foundations

Children may work on water confidence, safe entry and exit, bubbles, floating, balance, kicking and short coordinated movements. The instructor should begin with a practical depth and access check. A brochure's lap-pool label does not prove that every section is suitable for a young beginner.

A parent or responsible adult should remain available when required by estate rules or the instructor's safety policy. Familiar toys or teaching aids may be used only when they do not inconvenience other residents and are permitted by pool rules.

Adult beginners

Adult beginners can start with breathing control, buoyancy, body position and short supported travel. Private coaching can reduce pressure and let the lesson progress at a comfortable pace. The first objective is calm, repeatable control rather than rapid distance.

Adults should tell the instructor about previous water experiences, confidence concerns, injuries or movement limitations that affect lesson design. Coaching is not medical treatment, and anyone with a health concern should obtain appropriate professional advice before exercise.

Stroke development

Swimmers with basic independence may work on freestyle or breaststroke timing, alignment, breathing and efficiency. The brochure-described 15-metre length may allow repeatable short-distance drills when the pool is quiet and the usable path is clear.

The page does not promise uninterrupted laps. Other residents retain normal use of the shared facility, and a session may need to switch to compact drills if the pool becomes busy.

Siblings and small groups

Two siblings or a small resident group may be considered when their ages, confidence levels and goals are compatible. A smaller group generally makes supervision and feedback easier in a compact shared pool.

Group size is decided only after considering visibility, water depth, pool traffic and estate restrictions. No fixed student-to-instructor ratio is guaranteed through this directory page.

First-lesson assessment

The instructor should assess the actual pool and swimmer before setting a programme. A useful first-session review may cover:

  • current estate permission and pool operating status;
  • entry and exit points, depth changes and slippery areas;
  • the swimmer's comfort with face immersion and breathing;
  • floating, recovery to standing and basic propulsion;
  • shared-pool traffic and a safe teaching position;
  • lesson goals, realistic frequency and suitable equipment.

If conditions are unsuitable, the lesson should be adapted, moved or postponed. Convenience does not override safety or management instructions.

Possible lesson structure

A beginner lesson may begin with a calm safety briefing and orientation to the usable area. The instructor can then introduce breathing, supported balance, floating and recovery skills before adding kicking or short travel.

An improving swimmer may use a short warm-up, one technique focus, targeted drills and brief repeat swims. In a 15-metre brochure-specified pool, quality and consistency are generally more useful than chasing long-distance totals.

Children may benefit from short activity changes and clear boundaries. Adults often prefer a smaller number of drills with direct explanations and time to repeat each movement. The coach should adapt the session rather than apply one fixed plan to everyone.

Every lesson should finish with a controlled cool-down or review. The swimmer should understand what improved, what still needs attention and what can be practised safely before the next session.

Scheduling at The Tier

Weekday, weekend and after-school requests may be considered, but no slot is guaranteed. Instructor availability, daylight, weather, pool traffic and management rules all affect scheduling.

Residents should check any booking system, quiet-hour policy, guest rule or coaching restriction before proposing a time. If prior approval is required, obtain it before the instructor travels to the estate.

Regular practice often produces steadier progress than isolated lessons, but the right frequency depends on the swimmer and household routine. A realistic schedule that can be maintained is preferable to an intensive plan that quickly becomes impractical.

Rain does not always make outdoor activity unsafe, but lightning risk does. Lessons must stop or be postponed when the estate's warning system, instructor judgement or local conditions indicate danger.

Estate access and shared-pool etiquette

The Tier is a private residential development, not a public swimming complex. Residents should confirm how an instructor may enter, whether registration is required, and whether coaching is allowed at the requested time.

The resident should meet or properly register the instructor and avoid sharing access credentials. SwimmingClasses.sg does not claim an automatic right of entry or a permanent arrangement with the MCST.

During a lesson, equipment and bags should be kept clear of walkways. Drills should occupy only the space reasonably needed. Noise should be controlled, and other residents should not be filmed or photographed without permission.

If the pool is busy, the instructor may shorten travel distances, use stationary skills or recommend another time. A paid lesson does not give priority over ordinary resident use.

Safety boundaries

The swimmer and resident remain responsible for following posted rules and disclosing relevant needs. The instructor may decline or stop a session if visibility, weather, behaviour, crowding, water condition or access makes instruction unsafe.

No lifeguard presence is claimed. Even if another adult is nearby, the instructor should maintain active supervision and use a teaching position appropriate to the swimmer's ability.

The page does not certify water quality, maintenance status or regulatory compliance. The government-hosted historical maintenance reference supports project identity and past managed upkeep, but current conditions must be checked directly.

The Jacuzzi is excluded. Deck areas, decorative water and any non-swimming feature are also excluded from lesson use.

What to include in an enquiry

To help assess feasibility, provide:

  • The Tier, 28 Pegu Road, Singapore 328373;
  • the swimmer's age and current ability;
  • individual, sibling or small-group preference;
  • preferred days and time windows;
  • the main goal, such as water confidence or stroke improvement;
  • confirmation that the resident can arrange lawful estate access;
  • any relevant health, sensory or support information for safe planning.

Do not send an access code, identity document or unnecessary sensitive information through the initial form. The team can first determine whether a suitable instructor and schedule may be available.

Frequently asked questions

Is there a swimming pool at The Tier?

Yes. The original developer brochure describes a 15-metre lap pool, current exact-project records list a swimming pool, and a government-hosted historical adjudication record references swimming-pool maintenance for The Tier (MCST 3807). Current operation and access rules still require direct confirmation.

Are swimming lessons guaranteed at the condominium?

No. Lessons depend on current estate permission, resident access, safe pool conditions, instructor availability and a suitable teaching arrangement.

Can the Jacuzzi be used for lessons?

No. The Jacuzzi is excluded from swimming lesson planning.

Can children learn here?

Potentially. The instructor must first assess current depth, entry, visibility, traffic and the child's confidence. The lap-pool label alone does not establish beginner suitability.

Are adult beginner lessons available?

Adult-beginner enquiries are welcome. A programme may cover breathing, buoyancy, floating, recovery to standing and short controlled movement, subject to assessment.

Can residents request stroke correction?

Yes. Freestyle or breaststroke technique may be considered where ability and pool conditions support it. The page does not promise exclusive lanes or uninterrupted lap swimming.

Does SwimmingClasses.sg have permanent MCST approval?

No permanent approval is claimed. Residents must verify current management rules and arrange authorised access for each proposed coaching arrangement.

What happens during bad weather?

The instructor follows on-site warnings and current safety conditions. Lightning, poor visibility or unsafe weather may require postponement or an immediate stop.
