BBR identifies The Wisteria and Wisteria Mall as a mixed development at 590–596 Yishun Ring Road, with 216 residential units in three nine-storey blocks, a commercial podium and basement. Its corporate release confirms that the project obtained TOP in 2018.
The URA-derived dataset records 216 homes across postal codes 768694, 768695 and 768697. Current 99.co and PropertyGuru records align on the residential scale and 2018 completion.
The condominium and mall are related parts of one mixed development but have different access purposes. Retail ownership, mall opening hours and public circulation do not establish access to the residential facilities.
Exact-name safeguard
This page refers only to The Wisteria in Yishun, Singapore. It does not describe an overseas project of the same name, Wisteria Mall generally, Wisteria View, Wisteria Lodge or another residence.
Search results for a large Vietnamese development named The Wisteria are excluded. Enquiries should provide the resident’s exact block and postal code.
Swimming and other water zones
The residential factsheet lists a 50-metre freeform lap pool, aqua gym, jacuzzi, water lounge and children’s water-play pool. Contemporary exact-project reporting also identifies a residential swimming pool.
These zones are not interchangeable. The approved lap/swimming section is the plausible area for ordinary instruction. Children’s play water may support limited introductory activity only after its depth, jets and rules are checked. The jacuzzi, aqua gym and water lounge are excluded from ordinary stroke training unless management and the instructor approve a narrowly suitable activity.
The instructor should measure the actual usable line and verify walls, curves, steps, ledges, depth changes and recovery points. The 50-metre description does not prove competition certification or a reserved lane.
Residential access above the mall
Before travel, confirm the correct residential entrance, block, postal code, visitor-registration procedure, parking or drop-off route, lift access and pool-deck meeting point.
Entering Wisteria Mall does not authorise access to the condominium. Guest admission to a residence also does not automatically permit commercial coaching in common property.
The resident should accurately state the visit’s purpose and complete every notice, identification, accompaniment, indemnity and facility-booking requirement. A lesson does not create priority over residents.
Management and security approval
Ask the current managing agent or MCST whether the named instructor, learner count, lesson format and requested time are permitted. Confirm requirements for qualifications, insurance, identification, resident presence, equipment and group size.
