TMW Maxwell is an uncompleted mixed-use development at 31 Tras Street in District 2. URA lists it among uncompleted projects with development approval. Its housing brochure identifies Maxwell Residential Pte Ltd and Maxwell Commercial Pte Ltd and states expected vacant possession on 30 June 2028.

The vertical facility plan places an Infinity Sky Pool at the roof and a separate Sky Pool across the 15th and 16th storeys, alongside a Sky Jacuzzi. This guide is for future planning only: neither pool is operational, and no present lesson, access or instructor availability is claimed.

Comparing the two planned pools

The Infinity Sky Pool may offer an uninterrupted view but could have overflow edges, curves or social zones that reduce teaching space. The Sky Pool may be more sheltered at Levels 15–16, yet its published name does not prove a conventional lap layout.

After handover, compare:

• actual length, width and depth profiles;
• straight-line swimming space and changing widths;
• stable walls and reachable recovery points;
• infinity edges, ledges, steps and ladders;
• wind, glare, temperature and visibility at each level;
• traffic near loungers, jacuzzi and social areas;
• lift routes, meeting points and emergency access; and
• lightning, maintenance and closure procedures.

The safer pool may vary by learner and time of day.

Future kids swimming lessons

Young beginners may practise entry, breathing, floating, kicking and wall recovery only after the completed depth and edges are assessed. A child who needs to stand may require another venue if neither elevated pool provides a suitable shallow teaching area.

Independent children may progress to freestyle, backstroke, breaststroke and breathing coordination if a clear path exists. An infinity edge must not be treated as an ordinary recovery wall without inspection.

Parents remain responsible for direct handover and supervision outside lesson time. Lift travel and security clearance should be included in arrival planning.

Future adult and ladies lessons

Adult beginners may work on relaxed exhalation, buoyancy, balance and short controlled movement in an assessed section. Anyone anxious about depth, height or exposed edges should mention this during enquiry.

Intermediate adults may work on alignment, breathing efficiency and repeat swimming where completed geometry permits. A female instructor may be requested, subject to future CBD coverage, access, schedule and availability. A women-only environment cannot be guaranteed.

Private and small-group formats

Private lessons may suit anxious beginners, high-rise familiarisation or focused correction. Small groups may suit household members or neighbours with compatible abilities.

Group size should remain conservative where wind, glare, traffic or sightlines reduce control. Two pools do not create a reserved teaching zone.

Mixed-use and public-access boundaries

TMW Maxwell combines residences with commercial space. Street-level retail, public footpaths, nearby Maxwell MRT and surrounding dining areas do not provide access to residential amenities.

The brochure states that facilities from the fourth storey upward are exclusive to residents. After handover, a hosting resident should confirm registration, identification, escort, lift zoning and whether paid external coaching is allowed.

The public should not follow retail or commercial routes into residential lifts. Sky gardens, jacuzzis and decorative water features are not substitute teaching pools.

High-rise emergency planning

Agree on a ground-level meeting point and approved lift route. Confirm what happens during lift disruption, fire alarms, lightning alerts or urgent evacuation. An instructor should know the management contact and deck-specific emergency equipment before starting.
