The saved URA-derived dwelling layer also counts 129 residences; current 99.co and PropertyGuru records use the same project name and unit count.

The records disagree about completion dates: the contractor portfolio labels the work 2006, while property portals use 2009 or 2010. These may describe different milestones, but no primary TOP certificate was reviewed. Tierra Vue is a completed condominium; this guide does not turn one of those differing labels into a claimed legal TOP date.

This is not Saint Patrick's Residences, Saint Patrick's Green or Grand Duchess at St Patrick's. Their pool photographs, coach rules and entry procedures must not be applied to Tierra Vue.

Which water area would a lesson use?

The contractor supports the existence of a project swimming pool. Current 99.co facility labels additionally name a wading pool and spa pool. PropertyGuru also lists a swimming pool and spa pool. These portals may share underlying facility data, so their agreement is not treated as independent confirmation of every basin or its present use.

A normal swimming lesson would be assessed for the main swimming pool. The wading-pool label is assessment-only: a coach would need to see its present depth, edges, connection to other water and resident traffic before considering any beginner activity there. A spa pool is not a substitute for a teaching pool and is excluded from the proposed lesson area.

No dependable current measurement establishes the swimming pool's length, depth profile or available straight path. A coach should measure the task against what is actually usable that day, not describe the estate as a standard lap venue or promise a fixed distance.

A practical first-lesson assessment

The most useful first visit is an assessment of both the learner and the pool. A coach can identify where the learner can stand or recover, how to enter and leave, where a responsible adult can wait, and whether other residents leave enough clear water for safe instruction. Pool rules and maintenance notices may change those answers.

For a child new to water, a lesson might begin at an approved edge with calm breathing, face contact and a reliable way back to the wall. Floating or kicking should follow only after the child responds comfortably to the environment. An adult beginner may prefer a quieter time and a slower sequence of breath control, buoyancy and recovery.

An improving swimmer can ask about stroke timing, body position or more consistent breathing. The exercise distance should be chosen after observing the clear route, turning points and traffic. A crowded shared pool may suit compact technique work better than long repeats; it is not appropriate to displace residents for paid coaching.

Siblings or a small resident group need a separate supervision decision. Ages alone do not determine whether a group is safe: water confidence, behaviour, goals and the instructor's ability to see and reach everyone matter. No standard group size is promised here.

Access is the first booking question

Before arranging a coach, the resident should ask the current management office or MCST whether outside instructors are permitted, whether advance registration or a written request is needed, and whether teaching has time or equipment restrictions. A resident invitation by itself may not settle those rules.

Clarify the authorised entrance and pool location for the relevant block. If a participant, parent or instructor needs step-free access, ask management to confirm the actual route through gates, lifts, deck transitions and changing facilities.
